LADERA RANCH
As of September 14, the search showed 61 active and 4 pending residential listings. 14 sales closed in the August 15–September 14 search window. The median price of those 14 closed sales was $1,404,000.
Compared with the September 7 snapshot, active listings rose from 59 to 61, while pending listings moved from 5 to 4. The rolling closed-sale count moved from 15 to 14.
RANCHO MISSION VIEJO
In its separate September 14 search, Rancho Mission Viejo showed 102 active and 20 pending residential listings. 22 sales closed in the August 15–September 14 window. The median price of those 22 closed sales was $1,270,000.
Compared with September 7, active listings rose from 87 to 102, pending listings moved from 22 to 20, and the rolling closed-sale count rose from 20 to 22.
WHAT THE NUMBERS MEAN
Active and pending totals are snapshots of homes in those statuses—not counts of new listings or newly signed contracts during the week. The closed-sale totals cover a rolling 30-day period, so the comparison changes as older closings leave the window and newer ones enter.
The median closed price describes the particular mix of homes that sold in each community. It is not a measure of how much every home’s value changed in a week. Ladera Ranch and Rancho Mission Viejo also have different mixes of attached and detached homes, so their medians should not be treated as a like-for-like price comparison.
