This week’s Monday Market Report keeps Ladera Ranch and Rancho Mission Viejo in one longer read while separating the numbers so residents can see how each community is behaving.

LADERA RANCH

Ladera had 57 active homes and eight pending homes in the August 31 CRMLS snapshots. Fourteen sales closed during the 30-day window from August 1 through August 31.

The median closed price was $1,407,000. That is the midpoint of this specific set of 14 closings, not a claim that every Ladera home gained value during the week. Property type, village, condition and price range can materially change the picture.

Median cumulative market time was 27 days. The average sale-to-final-list ratio was about 99.0%, meaning the recent closings collectively finished close to their final asking prices, while individual outcomes varied.

RANCHO MISSION VIEJO

Rancho Mission Viejo had 89 active homes and 17 pending homes in the August 31 CRMLS snapshots. Nineteen sales closed during the same 30-day period.

The median closed price was $1,125,000 and median cumulative market time was 21 days. The average sale-to-final-list ratio was about 99.2%. RMV includes a broad mix of attached homes, detached homes, established neighborhoods and newer construction, so community-wide medians are a starting point rather than a substitute for a property-level comparison.

WHAT CHANGED THIS WEEK

Compared with the August 24 snapshot, Ladera active inventory moved from 58 combined active/coming-soon homes to 57 active homes, pending activity increased from seven to eight, and the 30-day closing count moved from 17 to 14 as the rolling date window advanced.

RMV active inventory moved from 93 combined active/coming-soon homes to 89 active homes, pending activity moved from 21 to 17, and the 30-day closing count increased from 17 to 19.

Because the August 24 searches included Coming Soon inventory while the August 31 screenshots show Active only, the week-to-week inventory comparison is directional and should not be treated as a perfect like-for-like change.

THE PRACTICAL TAKEAWAY

Ladera’s smaller inventory pool and eight pending homes point to continued activity, but the 27-day median market time shows that not every successful sale moved immediately. RMV offered more active choices and recorded more recent closings, with a 21-day median market time.

For buyers, these broad numbers help frame the conversation, but the useful comparison is still the exact neighborhood, property type, condition, fees, taxes and competing inventory. For sellers, the sale-to-list averages near 99% reinforce that preparation and final pricing still matter.
