The median closed price was $1,175,000 and median cumulative market time was 21 days. The average sale-to-final-list ratio was about 99.2%. RMV includes attached and detached homes, established neighborhoods and newer construction, so a community-wide median is useful context but not a substitute for a property-level comparison.

WHAT CHANGED SINCE AUGUST 31

Ladera active inventory increased from 57 to 59. Pending inventory moved from eight to five, while the rolling 30-day closing count increased from 14 to 15.

RMV active inventory decreased from 89 to 87. Pending inventory increased from 17 to 22, and the rolling 30-day closing count increased from 19 to 20.

The pending count is a snapshot, not a count of all contracts written during the week. The closing comparison also uses a rolling window, so older sales fall out as newer closings enter.

THE PRACTICAL TAKEAWAY

Ladera’s active supply edged higher, while its pending snapshot declined. Recent Ladera closings moved comparatively quickly, but the small sample and high-end mix make neighborhood-level context especially important.

RMV showed a larger pool of pending homes and more recent closings, with a broader range of housing types and price points. Buyers and sellers should compare the exact neighborhood, property type, fees, taxes, condition and competing inventory rather than relying on a single community-wide number.
